Homeowners' responsibilities

Our responsibility as freeholder of your property

We will:

  • manage and arrange a building insurance policy for your building,
  • consult you about any works that will cost more than £250 per home,
  • consult you about any contract that will last for more than 12 months and cost you more than £100 a year (excludes new build/developments on the Origin Housing website),
  • produce audited service charge accounts within six months of the end of the financial year, and forward this to you by 30 September,
  • keep the structure, common parts and outside of the property in good repair,
  • reasonably give you permission to improve or alter your home.

 

Your responsibility as a leaseholder

 You will:

  • pay:
    • ground rent if you own 100% of your property,
    • rent on the part of the property that you don't own (if you are a shared owner),
    • a contribution to the building insurance and service charges,
  • pay other outgoings such as council tax and utility charges (please note: you will need to pay these charges in full, even if, as a shared owner, you only own a part of your home),
  • maintain the inside of your home,
  • get written permission before you carry out structural alterations,
  • be respectful to your neighbours and not cause nuisance,
  • get our written permission to keep a pet or fit a satellite dish,
  • advise us in writing if you sublet the property.
