What is the difference between secure and assured tenancies?
From 1988 Housing Associations were no longer allowed to grant Secure tenancies unless it’s a transfer of an existing secure tenant but Local Authorities still issue Secure tenancies. The main difference is that Secure tenants have more rights and security of tenure compared to Assured tenants. Secure tenants have better succession rights and other additional rights such as Assignment and the right to repair and improve. It’s common practice that Housing Associations extend secure rights to all tenants on a discretionary basis. Secure tenants also have Fair rent set by the Fair rent office which can only be increased every two years. Assured tenants have target rent set by a government formula based on inflation, location, bedroom size and other factors
