Types of tenancy

 

​We have different types of tenancy agreements.  Your agreement will be based on when you became a tenant with us and the type of home you are in. Your tenancy agreement will state on the front what type of agreement you have.

If I have a Starter Tenancy, what happens at the end of the probationary year?

During your probationary period, your Neighbourhood Manager will carry out a series of visits to your home to make sure you are settling well and keeping to the terms of your lease.

We will contact you to arrange the dates of these visits. They usually will be at  

  1. four to six weeks,
  2. four months,
  3. nine months from when you first moved in.

These visits are manandatory. This means that you have to have them because without them your starter tenancy may not be converted to a longer-term tenancy. 

During your nine-month review, your Neighbourhood Manager will tell you what happens next with your tenancy. There are three possible outcomes:

  1. we will convert your tenancy to a five-year fixed term tenancy,
  2. we will extend your tenancy for another six-month period,
  3. we will end your tenancy and you will have to move out

We may end your tenancy if you have broken the rules set out in your tenancy agreement, for example by not paying your rent or by engaging in anti-social behaviour. 

If we convert your tenancy to a five-year fixed term tenancy, we will review your tenancy after five years to see if the property still meets your needs. 

If we extend your tenancy for another six months, we will meet with you again after four months and review your situation. If you have met the requirements set within the six-month extension, we will then award you a five-year fixed term tenancy. If you breach the terms of your six-month extension we will take legal steps to remove you from your property.

If, after the nine-month review, we decide to end your tenancy, we will give you two months to find different accommodation and move out of the property.
